Pre-Purchase Education: Homebuyer Education
Buying a home is a very complicated process. There are many things you will have to do before you can move into your dream home. While your realtor will help you with many of these steps, you may need or want to attend homebuyer counseling first. Many loans, especially those providing down payment assistance, require that the borrower complete homebuyer education. Be sure to check with your loan officer to see if you need to complete a course. If you are a first-time homebuyer, homebuyer education is recommended.

Homebuyer education typically follows a standard curriculum. The course can be administered individually, but more commonly it takes place in a group setting (see workshops) following a one-on-one counseling session. The course involves several general topics, which include qualifying for a home loan, house hunting, finding and working with a lender and the responsibilities of being a homeowner. Many potential homebuyers are intimidated because they feel the home buying process is complex. One way to minimize the fear of the home buying process is to provide clear and consistent information and high quality guidance for buying a home. The objective of the course is to help answer the many questions you have regarding the home buying process.

Borrowers who participate in special housing programs are usually required to successfully complete a homebuyer education course as a qualification to entitle them to a reduction of the cost of mortgage insurance, down payment assistance, closing costs, etc.
